House Flipping  This type of investment involves acquiring a property (or doing a Joint-Venture with the owners), renovating/remodeling the property and reselling it on the market to home buyers.

You can invest and carry out alone your own Real Estate investments but you don’t have to.
FPTLA develops its own projects and also partners with real estate investment companies who offer opportunities to invest some capital with them on their projects. This is what we call Passive Real Estate Investment.

PASSIVE REAL ESTATE INVESTMENT

Passive real estate investment is a good way to start investing in real estate projects (fix-and-flips, rental/income properties, new constructions) alongside industry professionals while contributing limited capital, containing risk and profiting from high returns.
By passively investing in real estate, one can benefit from the expertise of professional real estate investors and developers setting up and managing projects on theirs and other investors' behalf.

How does this work?

There are generally two ways to do passive investment:

Equity Investment (as Investor-Owner):

  • Minimum Investment: $200,000

  • Investment Term: equal to the term of the investment project, ie 8 to 30 months depending on the type of project (fix-and-flip, development, income property)

  • Annualized Returns: between 20 to 30%

  • Payment Date: investors get paid out at contract realization points which are either (i) the sale of the property at the term of the investment project (in most cases) or (ii) contract milestones.

  • Security: membership interests (“shares”) acquired are secured by the value of the real estate assets owned by the company (which fluctuate depending on market trends).

Debt Investment (as Investor-Lender):

  • Minimum Investment: $50,000

  • Investment Term: 12 Months (renewal is possible)

  • Annual Return: 12-15%

  • Payment Date: principal and interest are paid on the maturity date at the end of the investment term.

  • Security: debt investment is secured by a Deed of Trust, a legal instrument recording on a real estate property a second-rank debt (junior to outstanding senior banking financing) for an amount equal to the sum of the principal amount of the investment and the interest.
